Black Forest Ventures Breaks Ground On a New Class-A Office Building In The Woodlands

Black Forest Ventures is once again expanding its footprint in The Woodlands.

Pre-leasing for 2829 Technology Forest Boulevard, a four-story, Class-A property, is now underway at Black Forest Technology Park, a 25+ acre development which is owned by and serves as the headquarters for Black Forest Ventures. The nearly 85,000-square-foot structure is slated for completion in late 2014. Highlights of the energy efficient building, utilizing precast and curtain wall construction, will include open floor plans offering more than 22,000 square feet of contiguous space on its first floor and over 16,500 square feet on the upper floors.

A roof terrace and high-end, modern finishes creates a boutique-like environment for this property. Architectural landscaping with water features plays an integral part in the contemporary design scheme, reinforcing the wooded, lakefront site. Black Forest Ventures has also leased an adjacent pad site to an undisclosed restaurateur that is planning to integrate meeting and event space.

The project, which is adjacent to The Woodlands Township offices and easily accessible off Research Forest Drive, a primary artery leading off I-45 into The Woodlands, represents the final build out of Black Forest Technology Park. Soon to include 12 freestanding buildings, the office park welcomed it first tenants a decade ago and has become a preferred address for both energy and non-energy related businesses. In addition to Black Forest Ventures, companies making their home there include TriEagle Energy, The Via Group, Bruker Corporation, Molecular Health, Intellicure, Opexa Therapeutics, CSE Icon, RPC Oil & Gas. Clariant Oil and Mining moved into two, identical 32,000-square-foot spec buildings last year.
